Navi Mumbai is no longer just being talked about as Mumbai’s alternative city. With the Navi Mumbai International Airport (NMIA) becoming increasingly important to Mumbai’s aviation network, the region is entering a new phase of growth — and real estate could be one of the biggest beneficiaries.
But there is an important latest update: the proposed shift of 265 weekly international departures from Mumbai Airport to NMIA has currently been put on hold by the Civil Aviation Ministry, which has asked for a fresh transition plan.
So, what does this mean for Navi Mumbai property?
Mumbai’s Chhatrapati Shivaji Maharaj International Airport is preparing for a major redevelopment of Terminal 1. The redevelopment is expected to require a phased redistribution of flights, with NMIA positioned to absorb additional traffic.
Earlier plans involved shifting 265 of Mumbai Airport’s 770 weekly international departures to Navi Mumbai from October 25. While the transition plan is being reconsidered, the development itself highlights how important NMIA has become to the Mumbai Metropolitan Region.
And this is where the real estate story begins.
Whenever a major airport expands, the impact goes beyond flights.
It can bring:
NMIA is already strengthening its ground connectivity. New e-Shivai bus services connect the airport with Dadar, Borivali and Pune, while NMMT operates dedicated airport routes connecting areas including Belapur, Nerul, Panvel, Khandeshwar and Kharkopar. An inter-airport shuttle between NMIA and Mumbai Airport is also being introduced.
That makes the airport increasingly connected to the wider MMR — not isolated from it.
The airport story makes several locations particularly interesting for buyers and investors:
Ulwe: One of the closest residential markets to NMIA, with strong airport-led development potential.
Panvel: A major connectivity hub benefiting from NMIA, Atal Setu and highway connectivity.
Kharghar: A mature residential location with strong social infrastructure and access to major MMR corridors.
The key is not simply buying “near the airport.” Buyers should compare location, connectivity, developer credibility, RERA status, carpet area, pricing and future infrastructure before investing.
The airport alone does not guarantee property appreciation.
But when an airport is combined with Atal Setu, major highways, metro connectivity, commercial development and growing residential infrastructure, the investment story becomes much stronger.
For homebuyers, this could mean better connectivity and lifestyle convenience.
For investors, it could mean an opportunity to enter Navi Mumbai real estate before the region reaches its next stage of maturity.

Mumbai’s airport story is slowly becoming a Navi Mumbai real estate story.
As NMIA strengthens its flight network, public transport and regional connectivity, the question for homebuyers is no longer simply “How far is the airport?”
It is:
“Which Navi Mumbai location can benefit the most from everything developing around it?”
If you are planning to buy a home or invest in Navi Mumbai property in 2026, now is the time to compare the right projects, locations and entry prices — before the next phase of infrastructure-led growth takes shape.
