One year ago, Navi Mumbai entered a new era.
On 8 October 2025, Navi Mumbai International Airport (NMIA) was inaugurated, marking the arrival of a second international airport for the Mumbai Metropolitan Region. Today, as NMIA completes one year since its inauguration, the airport is already changing the way people look at Navi Mumbai.
And now, another major development is putting NMIA back in the spotlight.
News of a major shift in international flight operations has been making headlines.
Mumbai International Airport Ltd had proposed shifting 265 out of 770 weekly international departures from Chhatrapati Shivaji Maharaj International Airport (CSMIA) to NMIA as part of the wider Mumbai Airport Terminal 1 redevelopment plan.
However, the Civil Aviation Ministry has currently asked for the shift to be deferred and for airlines and airport authorities to work on an agreed transition plan. Reports suggest the proposed shift could now happen in phases after Diwali.
So, NMIA is not replacing Mumbai Airport overnight.
Instead, Mumbai is moving towards a dual-airport system, with both airports expected to play an important role in the region's future aviation network.
NMIA began commercial operations on 25 December 2025 and launched international passenger services on 15 July 2026, with its first international service connecting Navi Mumbai with Abu Dhabi.
By September 2026, the airport had already handled around 3 million passengers and approximately 22,500 commercial flights, while expanding its network to 46 destinations.
And the airport ecosystem is continuing to grow.
New airport buses, dedicated NMMT routes, taxis and an hourly shuttle connecting NMIA with CSMIA are being added to strengthen connectivity across Mumbai and Navi Mumbai.
This is where things get interesting for homebuyers and property investors.
Airport → Connectivity → Businesses → Jobs → Housing Demand
As aviation activity increases, the surrounding region can see greater demand for:
Residential projects
Rental homes
Commercial spaces
Hotels and hospitality
Retail and lifestyle infrastructure
Investment properties
This makes Navi Mumbai real estate an increasingly important market for buyers looking at long-term growth.
For homebuyers and investors, locations such as Ulwe, Panvel, New Panvel and Kharghar deserve attention because of their connectivity to the wider Navi Mumbai growth story.
The important point is not simply to buy a property “near the airport”.
Buyers should compare developer reputation, RERA status, carpet area, connectivity, amenities, pricing and future infrastructure before making a decision.

NMIA has completed one year. But the bigger story may only be beginning.
With international operations already underway, connectivity improving and discussions around shifting additional international flights from Mumbai Airport continuing, Navi Mumbai is moving closer to becoming a major aviation and business hub for the MMR.
For property buyers, the question is no longer just:
“Is Navi Mumbai Airport coming?”
It is:
“Which Navi Mumbai location should I invest in before the next phase of growth?”
If you are planning to buy a new home, investment property or luxury apartment in Navi Mumbai, this could be the right time to explore the projects shaping the region's future.
